A five-room HDB flat at 275A Bishan Street 24 was just sold for $1.632 million ($1,263 psf), a record high for five-room flats in Bishan. The flat measures 1,292 sq ft and is located on the 34th to 36th storeys. As its lease commenced in 2011, it has a long remaining lease of approximately 85 years. The flat is part of Natura Loft, a Design, Build and Sell Scheme (DBSS) project that features 480 homes comprising a mix of four-room and five-room flats.
Despite the subject flat’s eye-watering price tag of $1.632 million, it is not the highest paid for a five-room HDB flat in Singapore. A five-room flat at 92 Dawson Road was sold for $1.659 million ($1,263 psf) in June. The 1,313-sq ft flat has a remaining lease of around 90 years (see Table 1). This flat is part of Skyterrace @ Dawson and is located near Dawson Place, Queenstown Primary School and Queenstown Secondary School.

However, the Bishan flat is the first five-room flat in the town to sell for more than $1.6 million. The previous record high for Bishan was another flat in the same block that transacted for $1.568 million ($1,214 psf) in July 2024. The block also saw a third flat sell for $1.55 million ($1,200 psf) in September this year (see Table 2).

So far this year, 90 five-room flats in Bishan have been sold. Of which, 48 had been sold for at least $1 million with four fetching at least $1.5 million (see Table 3). Interestingly all four are part of Natura Loft.

One reason for the high prices achieved by five-room flats in Natura Loft could be their proximity to amenities such as schools and a park. The HDB project is within walking distance of Bishan North Shopping Mall, Catholic High School (Primary and Secondary), Whitley Secondary School and Bishan–Ang Mo Kio Park.
The main locational drawback of Natura Loft is the lack of an MRT station within a 500 m radius. The dual-line Bishan MRT Station is the nearest station, but it is more than 800 m away.
